This program provides funding to offset the cost of impact fees for income-eligible homebuyers.
You may qualify for Impact Fee Assistance if you meet certain income requirements and intend to own and occupy a newly purchased home as your principal residence

How do I qualify?
You may be eligible to receive 100% of the cost of impact fees if you meet the following general guidelines:
- You intend to purchase an eligible housing unit. Mobile homes built before 1976 are not eligible for assistance.
- Sales price may not exceed $160,000 (adjusted annually).
- You intend to own and occupy the home as your principal residence. The home is not a rental unit. The assisted housing unit is eligible for homestead exemption.
What income category does the program serve?
Households with a gross annual income less than 80% of the Area Median Income, adjusted for family size.
What are the terms of the loan?
Funding will be made available to income eligible homebuyers as a 0% interest, soft second, deferred 5 year mortgage. At the end of each anniversary, 20% of the mortgage will be forgiven. The balance of the second mortgage shall be due on sale or refinance if homes are sold or refinanced within the five year term.
Who has to pay Impact Fees?
Any person who seeks to develop land within the unincorporated area of Alachua County, Florida, by applying for a building permit, or the extension of a building permit, to make an
improvement to land which will generate additional impact is required to pay an Impact Fee per the adopted Impact Fee Ordinances. Impact fees are one-time charges imposed upon new
development as a condition of development approval to pay for a proportionate share of the cost of improvements to the County's infrastructure necessary to serve new growth and development.
