Construction plans are reviewed to ensure that your project complies with all applicable building codes. All new construction projects, additions and most renovations or repairs, require plan approval before you can obtain a permit.

Who reviews the Plans?

The plans will be reviewed by our State certified Plans Examiners that are licensed in multiple trades and have years of professional trade experience and code training. Some projects require that other Growth Management divisions and County Departments review the plans to ensure all County requirements are being met, including:

  • Zoning Administration
  • Development Review
  • Fire Marshall
  • Public Works
  • Health Department

What are the requirements for Residential Plan Review?

Two sets of construction plans, drawn to scale in a clear and concise manner, must be submitted. The plans must include a site plan, wind load calculations, elevations, floor plans, foundation plan, roof system, framing layout, wall sections, floor layout, electrical layout, HVAC plans, plumbing layout, energy calculations and gas type, among other requirements.

What are the requirements for Commercial Plan Review?

Two sets of construction plans, drawn to scale in a clear and concise manner, must be submitted. Three sets must be submitted if the building has a fire alarm or fire sprinkler system so they can be reviewed by the Fire Marshall for compliance with the Life Safety Code. The plans must include a floor plan, site plan, foundation plan, floor/roof framing plan or truss layout, wall sections and all exterior elevations including the building height., among other requirements.
